From personal experience, Silverstone Race Track is a giant pain in the ass for Formula One race weekends.
Typical English roads around the idilic little town are bumper to bumper. Fists and fingers waived on the decidedly un-cheery motorways leads to more angst once inside the gates as parking lots fill up quickly, and God help you if it rains. Think Dante’s levels of hell.

That’s all about to change, says Will Tindall, CEO of Escapade Living. In the past, racing enthusiasts seeking high-end accommodation when track events are held have looked to London as the only option. Now situated literally track side, Escapade Silverstone offers the very well heeled a respite from all the pandemonium, in the form of track-viewing residences.
“Designed for high-performance living, the clubhouse and facilities include state-of-the-art simulator rooms, briefing rooms, a driver-focused gym, oxygen swimming pool and sauna, restaurant, bar and private dining room.”
15 Escapade residences are due to go on sale soon. These initial buyers will be given Silverstone membership, access to all major motor sports events, and use of the clubhouse, even when they aren’t staying at their homes. Owners will also get special invitations to VIP events and track days.

When the track isn’t being used for a major motorsports event, buyers and guests will be able to race their own vehicle. Buyers can also enjoy full pre-and post-use inspection of their vehicle, allowing them to make the most of their time on the track.

Residences are sold on a 125-year lease and owners will be able to use them as they wish up to a certain number of nights a year. “When an owner is not staying in their residence, it will form part of the wider accommodation available to guests at Silverstone and offer a net yield estimated at around 5-6.5 per cent net,” Tindall said.
“This is an end-to-end investment; residences are fully managed, from maintenance to the organising of stays and revenue distribution. Income made on residences is not pooled – owners’ returns are paid individually, according to how much they use it. They are also free to sell their property at any time.”
Construction of the two, three and four-bedroom homes will begin in October and completion is slated for May 2022.
